The Saltwater Approach
When speaking with sellers, a frequent question I get is, “will staging really make a difference?". To that I answer, "yes it does make a difference but just how much is on a case by case visit". It's best to know this early on before spending unnecessary time, money and energy.
A great presentation might not be all about staging, rather it might just be the right color of paint, rearranging existing furniture and/or subtracting from what exists for the best photos. The buyer wants to picture themselves and their style in your home. Lately we've all seen that there are more than 50 shades of gray to be had and use of the wrong one can make photos and people feel sick! "Thanks" or "no thanks" to HGTV, I think home buyers expect "great" when they shop and home sellers feel the pressure to provide it all when listing. This can be daunting! With sound advice and just saying "no" to that channel for a while, I love making this phase of the home selling process the easiest it can be.
In the past buyers had to visit homes in person to see them and an over priced listing might have been the only thing that kept them from doing that. Over the past few years house hunters have been narrowing their search online and physically visit fewer homes whereby missing what they might like with a walk-through.
With the 2020 pandemic this is even more so the case. 360 degree walk through tours and excellent photography that really tell the story of each home becomes crucial. My job then in representing sellers is initially one of an “advisor” for home preparation, to a “curator” of information. When the offer is written, a “negotiator” and finally a “project manager” to a successful closing. In representing both buyers and sellers it's current knowledge of the always changing local market and encouraging a buyer to see a home they may not have considered. These combined activities make my job a "left brained" - "right brained" thing, where I offer something truly unique when design meets real estate meets project management.
